It is really frustrating to see all the media on the market as a REALTOR®. Unfortunately, they are only taking about specific areas. Not every market is what they are reporting. We have a very healthy market here is Kent County. Yes homes are taking a little longer to sell than they did last year, but the last year or so was the exception not today. Interest rates are still low. If a house is priced right, it will sell, it is that simple. There are only 2 reasons a property will not sell, Price and Location. Well you can not change the location. I have seen properties priced on the high side just sit and sit. But the neighbors house is priced for the market share (Not below market) and will sell within 30 days. The market share is the key. You can not be above the market share to price your property. The buyers just will move on to the next one.
